NEFA Fabrikken is a vibrant office space situated in central Copenhagen housing 26 movers and movie makers, photo studios and graphic designers, architects and entrepreneurs.

The space is named after its original tenant, the NEFA Bike Light factory and the original architecture has been preserved, creating a cool and bright space for big ideas to unfold.

We plan to build ~150 sustainable and inclusive homes next to the office space in the coming years, pending the new zoning.

Combining urban living and a commercial hub

The plot is currently divided into two parts. In the western part is a beautifully renovated industrial building with approximately 1,900 sqm of office space. The eastern part features a temporary daycare center covering an area of 5,500 sqm. Our business plan is to further develop the property by changing its use and increasing the total area - we plan to build about 150 sustainable and inclusive homes.

Located near the vibrant city center, this property is conveniently accessible by bike, subway or car. In close proximity to Kløvermarken and Amager Beach Park, as well as major amenities, this site offers the perfect balance of urban convenience and natural surroundings. The nearest metro station, Lerholmen, is just 900 meters away.

Our team has engaged in extensive discussions with the Copenhagen Municipality and local business owners in the area, and the outlook for rezoning the area to a dynamic mix of residential and commercial space in the next 3 to 5 years is highly favorable.

Rethinking how we use buildings

New zoning regulations will transform our property into a thriving mixed-use development. Future zoning allows for a generous 150% development rate, with 75% set aside for residential units and 25% for commercial space. As part of our commitment to the community, one fourth of the residential development rights will be designated for social housing, ensuring affordable housing opportunities for those in need.
